Why MSRP exists
MSRP serves three purposes that don't include "predict the actual sale price."
Pricing anchor for retailers. The MSRP is the manufacturer's recommended ceiling. Retailers can list higher (rare), at MSRP (sometimes), or below (most often).
Discount math for marketing. "Save $500 off MSRP" sounds compelling. Without a list price to discount, the framing wouldn't work. Many appliance retailers use the MSRP as the perpetual "regular price" to compare their sale price against.
Cross-channel pricing reference. MSRP gives manufacturers a consistent number across retailers, magazines, and websites. The street price varies; the MSRP doesn't.
How street price actually forms
Three components shape the actual price you pay.
The retailer's negotiated wholesale price. Big-box retailers (Home Depot, Best Buy, Lowe's) buy from manufacturers at 30 to 50 percent below MSRP. The retailer's margin is built into the difference between their wholesale cost and your sale price.
Sales windows and promotions. Manufacturers fund "fall sale," "Black Friday," and "model-year clearance" promotions through co-op funds with retailers. The retailer marks down the appliance using this co-op funding, which is the source of "savings" that look generous.
Local competition. In metros with multiple major appliance retailers, prices flex lower than in single-store markets. The street price in a competitive Boston market may run 8 to 12 percent below the same model in a less competitive small-metro market.

Specialty boutique purchases. Independent appliance dealers and specialty boutiques negotiate less. They make money on service and customer relationship rather than on aggressive sale pricing.
When the discount feels too good
Watch for these signals that the "discount" isn't real:
Inflated original-price comparisons. Some retailers list MSRPs that are higher than the manufacturer's actual MSRP, making the discount look bigger than it is. Cross-check the manufacturer's website.
Outgoing inventory disguised as a sale. A model being discontinued may be deeply discounted because it's about to be unavailable, not because it's a routine sale. Confirm warranty coverage and parts availability before committing.
Refurbished or "open-box" inventory at "new" pricing. Open-box appliances can be excellent deals, but they should be priced 15 to 25 percent below new street price, not at new street price with a "save 30%" tag.
